BOOKING CONDITIONS


Please find detailed below out Booking Conditions. Please read them carefully before booking.


1 Payment

Bookings will be confirmed upon receipt of the appropriate deposit and completed Booking Form.
When you make a booking you guarantee that you have the authority to accept and do accept the terms and conditions on behalf of your party. You must be at least 18 years of age to make a booking.

The outstanding balance is payable no later than 9 weeks before arrival at the apartment. If we do not receive the payment in full and on time, we reserve the right to treat the booking as cancelled by you and the deposit therefore forfeited. If your booking is less than 9 weeks before your arrival date then the rental is due in full to secure your booking.

2 Personal and Cancellation Insurance

It is a condition of booking that full insurance is taken out to cover cancellation and in any event this is in your own interests. Personal and cancellation insurance can be arranged by your travel agent.

3 Cancellation

If you wish to cancel your booking once a deposit or full payment has been made, we will require a letter signed by the signatory on the booking form. The cancellation will be effective from the date the letter arrives with us.

In the event of a cancellation more than 9 weeks before arrival, you will not be held liable for the balance of the rental but the deposit is not refundable. Should such a cancellation occur after we have received the final balance then we will make every effort to relet the property in which event a full refund will be made less any expenses or additional costs incurred.

4 Changes by you

If you wish to make any changes once your booking has been confirmed, we will do our best to facilitate your request. However if this is not possible then Section 3 'Cancellation' will apply.

5 Changes or cancellation by us

It is very unlikely that we will have to make any changes to confirmed arrangements. However, if for any reason beyond our control we are unable to provide the property we will immediately refund all monies paid.

6 Breakage Deposit

A refundable Breakage Deposit will be included in the Booking confirmation account and is payable with the final balance or with the full payment if a booking is less than 9 weeks prior to the arrival date. If there are any breakages, excessive cleaning or outstanding bills, we reserve the right to deduct these costs from the Breakage Deposit. We would be grateful if you would replace any small breakages prior to departure. If any major damage is caused which exceeds the amount of the breakage deposit, you will be responsible for reimbursing the excess. The breakage deposit, or balance of it if necessary will be refunded two weeks after the end of your holiday.

7 What is Included

The prices stated are per property and not per person. The rental price includes water and electricity consumption, linen (including pool towels) and Final Day Cleaning. Any defects must be reported to us or our representative within 48 hours of your arrival. After this time it will be assumed that everything is in order.

8 Hirer's Responsibiltiy

As the Hirer, you are responsible for taking reasonable care of the property and its contents. On departure you are responsible for making sure that the apartment is secure with all doors and windows locked and the key left as per instructions. Please ensure you take all your personal belongings. We request that you leave the property in a tidy state and remove all bottles and rubbish before leaving the apartment. Except in the case of normal wear and tear, you will be responsible for making good any damage or loss to the property or its contents which has occurred due to negligence, willful damage or irresponsible behaviour caused by you or any member of your party or their guests.

9 Party Size

The maximum occupancy of the property is 6. This may not be exceeded under any circumstances. Should more than the permitted number be found to be in residence then the whole party will be required to leave immediately with no refund of monies paid.

10 Amenities

The use of the accommodation and amenities such as a swimming pool is entirely at the user's risk and no responsibility can be accepted for injury to a user or visitor, or loss or damage to the user's or visitor's belongings.

11 Belongings

Personal belongings and baggage are at your own risk at all times.

12 No responsibiiity can be accepted for any loss or damage to any vehicle or its contents.

13 Pets

Pets are NOT allowed in this property

14 Smoking

We have a no smoking policy inside the property. If you smoke outside please leave the area clean and tidy

15 Building Works

In the event of building work taking place by local authority, developers or neighbours, it is important to note that we are not responsible for such work and are unable to stop such work taking place or control noise levels. We cannot accept any liability nor pay any compensation in these circumstances.

16 Complaints

In the unlikely event that you have a complaint about the property whilst on holiday, please report it immediately to us or our representative so that we have an opportunity to put right any complaints you may have. If we, or our representative are not contacted within 24 hours of a problem occurring or if you independently leave the property or move to other accommodation without prior agreement , all rights to repayment will be lost. However, we cannot accept responsibility for the breakdown of supplies of water or electricity, swimming pool filtration systems or domestic equipment although we will make every effort to solve problems of this nature immediately we are notified. Liability is limited to the amount paid by you for the accommodation.

17 Arrival and Departure Times

Unless otherwise agreed, the property will be available for occupation from 4pm on the day of arrival and must be vacated by noon on the day of departure.

18 Keys

Details instructions on how to locate the property and where to find the keys will be sent on receipt of the final balance or full payment if applicable.
